California’s Assembly Bill 723 took effect on 1 January 2026.

Any digitally altered listing photo now requires a disclosure and a link to the original image. Virtual staging, sky replacements, object removal. All of it.The UK has no equivalent rule (yet).

 BoxBrownie charges from roughly £19 per image. AI tools run from pennies per photo. The cost gap between virtual and physical staging is real, and it’s safe to say virtual staging is not going away.
 My thoughts: Label all virtual staging on every listing I am involved with. That’s what I would personally recommend regardless of whether the law currently requires it.
