This post is mostly for first-time buyers who may not know... Insure your newly purchased property from the DAY OF EXCHANGE of contracts, NOT COMPLETION. Solicitors and estate agents won't inform you of this, but it is actually a legal requirement to do so. Why? Because if (God forbid) the property burns down before completion, YOU are responsible for the house, not the seller. And if that happens, congratulations - you've just bought yourself a £500,000 pile of ashes.

So get insured and stay safe.
